Description

Ordinance No. 2025-06 amends Chapter 82 of the Town of Orchid Code of Ordinances to revise the Town’s procedures for reviewing and processing preliminary plats, final plats, and replats in order to comply with Section 177.071, Florida Statutes. The Ordinance designates the Town Manager as the administrative authority responsible for receiving, reviewing, and acting on plat and replat applications, including determining completeness, providing required notices to applicants, coordinating technical and legal review, and approving, conditionally approving, or denying applications within applicable statutory timeframes. It also limits Town Council review primarily to appeals of the Town Manager’s determinations, updates platting and application requirements to align with state law, and makes related revisions to recording, public improvement, and waterfront platting provisions. The public purpose of the Ordinance is to bring the Town’s subdivision regulations into compliance with state law, establish a clear and efficient administrative review process for plats and replats, and provide applicants with more consistent procedures, notice, and processing timelines.
