BUILDING DEPARTMENT AND PERMITS

Effective June 26, 2007, the Town contracted with Independent Inspections, Ltd., to provide building official and building code administration services to the Town.  Independent Inspections will provide inspection services on Tuesday and Thursday of each week.  Depending on the inspector's availability, contractors may request inspections on other days of the week under special circumstances for no additional fee.

The Town's agreement with Independent Inspections included adoption of  revised residential and commercial building permit fee schedules and a change in some of the Town's procedures.  The  fee schedules are posted below. 

 

A major change in the Town of Orchid's permitting procedures is that a general contractor who hires subcontractors to work on a particular construction project will be required to list those subcontractors on the building permit application. The building permit application form is posted below. 

 

When applying for a permit, general contractors are required to provide proof of insurance and licensure.  General contractors are responsible for ensuring that any subcontractors they hire for a particular job are properly licensed and insured.

THESE REQUIREMENTS APPLY TO LOCALLY CERTIFIED BUILDING INDUSTRY CONTRACTORS AND SUBCONTRACTORS AND OTHER SERVICE PROVIDERS. THEY DO NOT APPLY TO STATE-CERTIFIED BUILDING INDUSTRY CONTRACTORS AND SUBCONTRACTORS.

CONSTRUCTION INDUSTRY CONTRACTORS and SUBCONTRACTORS and OTHER NON-CONSTRUCTION INDUSTRY SERVICE PROVIDERS NOT CERTIFIED UNDER CHAPTER 489, FLORIDA STATUTES, are required by the Town of Orchid to obtain an annual REGISTRATION prior to engaging in contracting services within the Town.

ALL required documents and payment must accompany the application (or be received prior to application) in order to receive a work registration certificate.

It is up to you to keep your documents current.  Access Control will be notified of expired documents and may choose to deny you access into Orchid.

*NOTE-Due to policy change, the Town will no longer issue window decals.  This is now a function of Access Control.  Access Control will issue window decals once proof of registration with the Town is provided to them.

Following is a list of contractors  and  businesses  that  are  currently  registered  with  the Town.   Please remember that this list is not an endorsement by the Town of any of the contractors or businesses that have registered.  The registration process is an attempt by the Town to protect its residents from hiring contractors who are not qualified to perform the work for which they have been hired and to protect residents from possible litigation in the event a contractor or employee is injured.  If you have any questions, please call the Building Department at 569-7686.  State Certified Contractors are exempt by law from registering with the Town, however they are on record with the Town.
