Permit Applications

Per Florida Building Code Section 105.1, any owner or authorized agent, who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any required impact-resistant coverings, electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

Should the Town discover a contractor has begun work without the proper permitting, the contractor will be charged a double permit fee and will be subject to a stop work order until the permitting has been brought current. If you are uncertain whether a permit is required for work, please contact Town Hall. 772-581-2770. The following are needed to process a permit application in Town of Orchid:

   1. A completed Permit Application form

   2. Notice of Commencement; if cost of project $2,500 and up

      (Please note that threshold is $7,500 and up for HVAC)

   3. Homeowner contract

   4. Scope of work description with drawing

   5. Affidavits, if applicable (electrical, plumbing, (re-)roofing, HVAC,

      fuel/gas, waterproofing, pool)

   6. Subcontractor Applications, if applicable. Note: must be received to

      process permit application.

   7. Notice of Acceptance, if applicable (windows, doors, etc.)

   8. Permit fee, payable to the Town of Orchid (cash, check or money order)

Orchid Homeowner Information

Protect yourself and be aware that if work is done without the required permits and the required building inspector approvals, your home insurer is not required to cover any subsequent damage. Make sure that your contractor has the necessary permits for any work being done on your home. Under Florida Law, building permits are required for all electrical, water, gas, structural and roofing work. (this includes replacing items such as air conditioners). If you have any questions about permits and/or the need for permitting, call the Town Staff 772-581-2770, ext. 4. 

Building Official & Scheduling Inspections

Please contact Town Hall at 772-581-2770 (ext. 4) to schedule your required inspections with the Town's Building Official, You will need to provide your Company Name, Contact Name and Number, Permit Number, Address of Project, Inspection Type and Job Description. The Building Official is available on THURSDAYS ONLY. For inspections in the same week, please call in your inspection request no later than Tuesday afternoon. Town Hall closes daily at 4 p.m.

Solar Panel Installation

Florida State Law prohibits the denial of solar panel installation. Please be aware that solar systems mounted to the roof decking do not meet the Florida Building Code's structural requirements and this type of installation will negate homeowners insurance. Solar systems that are appropriately anchored to the trusses do meet these structural requirements. Homeowners, who install solar panels to generate electricity or to heat water for the home, are eligible for a Federal Residential Renewable Energy Tax Credit: (more information: http://www.energystar.gov/taxcredits). ​​​

The Town of Orchid has its own Building Department from which all permitting is issued. The Town's Building Deparment is not affiliated with the Indian River County's Building Department.
